MFH Stutzhöhe

Stutzhöhe is located in an elevated position in the Stutz quarter of St. Niklausen, a district of the municipality of Horw. The property is a facing eastern slope with views of Lake Lucerne, the city of Lucerne and the mountain panorama towards Rigi & Bürgenstock. The existing country house on the property was demolished to make room for the new apartment building. This was planned and built in the sense of a multi-generation residential building. The three residential units were adapted to the individual needs of each family member.

With the aim of creating as much privacy as possible for the parties and at the same time taking into account the many different outdoor spaces and orientations with lake and city views, the concept of a compact building volume on three levels was created. The building is characterized by its cantilevered and recessed volumes and thus manages to respond to the needs of the residents with its differently designed floor plan typologies.

The apartments on each floor are connected by a central staircase. The living spaces are oriented in all four cardinal directions, with the living and dining rooms each facing the lake and the city of Lucerne. The orientation of the balconies and terraces in a north-south direction makes it possible to use the outdoor spaces according to the given seasons and temperatures.

The single-family house on the neighboring plot is also family-owned. The original parking garage was enlarged and thus connects the existing building with the new building. The existing building serves as a reference for the design and materialization of the new apartment building. The facade is divided into three elements. The plastered entrance area and the parking garage form the base of the building and at the same time serve as a smooth transition to the existing neighboring building. The plastered facade bands and the intervening facade surfaces of horizontally positioned wooden slats characterize the overall shape of the complex and make it appear as a single unit. The placement of the building also leaves a great deal of space for the design of the outdoor area.
